Before your tenant can submit maintenance requests or use the portal, you need to connect them to your property. This is done by sending an invite — they'll receive an email with a link to create their account and join your tenancy.
Inviting from the Tenants page
The quickest way to invite a tenant is directly from the Tenants section of your dashboard.
Open the app and go to Tenants in the sidebar.
Scroll to the Invite Tenant section at the bottom of the page.
Select the property (and unit, if it's a multi-unit building).
Enter your tenant's email address.
Optionally, enter the lease start and end dates. These will automatically apply to your tenant's tenancy record when they accept. You can always edit them later.
Click Send Invite. Your tenant will receive an email with a link to accept.
Inviting from the Properties page
If you're already on a unit's detail page, you can invite directly from there too.
Go to Properties, open the property, then click through to a unit.
If the unit is vacant, you'll see an Invite Tenant to Unit form on the unit detail page.
Enter the tenant's email and optional lease dates, then click Send Invite.
What your tenant receives
Your tenant gets a branded email from Guardian Landlord with your name, the property address, and a button to accept the invite. When they click it:
If they already have a Guardian Landlord account, they're connected immediately.
If they don't, they're prompted to create a free tenant account first.
Once accepted, they can access the tenant portal to submit and track requests.
Inviting a roommate
Already-connected tenants can also invite their own roommates. From the tenant portal home page, there's an Invite a Roommate section — the roommate will inherit the same lease dates and be connected to the same tenancy.
Managing pending invites
All pending invites are shown in the Tenants page under a "Pending Invites" section. From there you can:
Remind — resend the invite email (resets the 7-day expiry).
Revoke — cancel the invite if you no longer want this person to join.
Invites that are not accepted within 7 days automatically show as Expired. You can still resend an expired invite from the same screen.
