Guardian Landlord ("we", "us", or "our") is operated by Skillman Ventures LLC. This policy explains how we collect, use, and protect your information when you use our platform.
We collect information you provide directly — including your name, email address, phone number, and property details — as well as information generated through your use of the platform such as maintenance requests, tenancy records, and uploaded documents.
We use your information to operate the platform, communicate with you about requests and account activity, send SMS and email notifications you have opted into, and improve our services. We do not sell your personal information to third parties.
Your data is stored securely using Supabase (PostgreSQL) and Clerk for authentication. Uploaded files are stored in Supabase Storage. All data is hosted in the United States.
We use Clerk for authentication, Resend for transactional email, Twilio for SMS notifications, and OpenAI for AI-assisted maintenance intake. Each service operates under its own privacy policy.
We retain your data for as long as your account is active. You may request deletion of your account and associated data by contacting us at info@guardianlandlord.com.

By using Guardian Landlord, you agree to these Terms of Service. Please read them carefully.
Guardian Landlord is a maintenance coordination software platform operated by Skillman Ventures LLC. It is not a licensed property management company and does not provide property management, legal, or financial services. All property management responsibilities remain with the landlord.
You are responsible for maintaining the security of your account credentials. You agree to provide accurate information and to keep it current. You must be at least 18 years old to use the platform.
You agree not to use the platform for any unlawful purpose, to harass or harm others, to upload malicious content, or to attempt to gain unauthorized access to any part of the service.
You retain ownership of content you upload, including lease documents and maintenance photos. By uploading content, you grant us a limited license to store and display it as necessary to operate the platform.
When Away Mode is active, Guardian Landlord's team will coordinate maintenance requests on your behalf. Final decisions regarding repairs, costs, and vendor selection remain with you as the landlord. We do not guarantee specific response times or outcomes.
Skillman Ventures LLC is not liable for any indirect, incidental, or consequential damages arising from your use of the platform. Our total liability shall not exceed the amount you paid us in the 12 months preceding the claim.
We may update these terms from time to time. Continued use of the platform after changes constitutes acceptance of the new terms.
