Guardian Landlord billing is intentionally simple: one flat monthly plan based on how many doors you manage, starting with a 3-month free trial. There are no annual contracts and no percentage of your rent. The only other charges are Away Mode repair charges, which are separate and only ever happen when you actually use Away Mode (more on that below).

Your 3-month free trial

Every new account starts with 3 months free. You can explore Guardian Landlord and set up your properties without entering a card up front. Before your trial ends, we'll email you a reminder — add a payment method any time before then, and your first charge happens only after the three months are up.

Adding a card early doesn't charge you early. Nothing is billed until the trial ends — entering your payment method ahead of time just makes sure your account doesn't lapse the day the trial is over.

Choosing your plan

Plans are priced by the number of doors you manage:

  • Solo — $9/mo — 1 door. The core tools for a single rental. (Away Mode and bank-connected vendor payments are not included on Solo.)

  • Starter — $19/mo — up to 5 doors. Adds Away Mode and ACH bank-connected vendor payments.

  • Growth — $34/mo — up to 10 doors. Everything in Starter, for a larger portfolio.

  • Enterprise — custom — 11+ doors. Contact us for pricing tailored to your portfolio.

A door is any rentable space — a single-family home, a condo, or one unit in a multi-unit building. A duplex with two units counts as two doors. You can always see your current door count in the Billing section of Settings.

How your plan is set

Guardian Landlord suggests the right plan based on your active door count. As you add properties, if you cross a tier's door limit you'll be prompted to move up to the plan that fits. Archiving a property removes it from your active door count.

If adding a property would push you past your current plan's door limit, you'll need to move to the next tier to keep that property active. If archiving a property drops you below a threshold, your plan stays the same until your next billing cycle.

Updating your payment method

  1. Open Settings from the dashboard sidebar.

  2. Go to the Billing section.

  3. Choose Update payment method and enter your new card details.

  4. Save. Card details are handled securely by Stripe — Guardian Landlord never stores your full card number.

Changing or canceling your plan

You can change plans or cancel any time from the Subscription section of Settings. Upgrades take effect right away; a cancellation is scheduled for the end of your current billing period, so you keep access until then (you'll see a Cancellation scheduled status).

Canceling doesn't delete your account or your history. Your properties, tenants, and maintenance records are preserved — if you come back later, they'll be waiting for you.

Away Mode charges are separate

Your monthly plan covers the Guardian Landlord platform. Away Mode is a separate, pay-only-when-you-use-it service. When Guardian handles a request on your behalf while you're away, you're charged a flat $79.99 per request handled, plus the actual cost of any repair — and only ever when you're away and something needs handling. There's no monthly Away Mode fee. Away Mode is available on Starter and above.
